- STEP 1: Choosing the Right Investment Property
Search through our nationwide inventory of properties for sale. If you find something you like please call the asset manager associated with that property. We encourage all investors to schedule a visit to the property in order to fully inspect and assess the property. If you are an out of state investor and cannot readily visit one of our properties, we do have a limited amount of information regarding property condition which you can view on our web site.
- STEP 2: Making an Offer
Purchase price, deposit and closing details will be handled by the asset manager assigned to each property. Most of our properties are sold with quit claim deeds, however, you can elect to purchase the property with title insurance, and close with a title company if you choose.
- STEP 3: Purchasing and Closings
Once a purchase price is agreed upon, a purchase agreement and wiring instructions will be sent to you within 24 hours. You will need to sign the purchase agreement and return it to us within 48 hours. All closings are done electronically, through fax or email unless they are title closings. Once full payment is received, CastleRock will immediately instruct our closing department or title company to transfer the deed of the property into your name or entity of your choice. You will receive the original recorded deed directly from the county. Deeds can take a number of weeks before being recorded depending on how backed up the county clerk is, so please be patient!
